Flood Insurance
NFIP and private flood for South Florida homes. Not optional in coastal zones.
Homeowners insurance excludes flood — and in Florida, where 90%+ of the state is in or near a flood zone, this matters. We write both NFIP (federally backed) and private flood (Wright, Neptune, TypTap) — often the private carriers offer better coverage at competitive rates.
What's covered
- Building coverage (structure)
- Contents coverage (belongings)
- Replacement cost on dwelling
- Detached garage
What's not
- Damage from sewer backup (separate rider needed)
- Living expenses (NFIP excludes; private may offer)
- Outdoor property (decks, fences)
Florida note
If your house is in a special flood hazard zone (A, AE, V), your mortgage will require flood. Even outside these zones, 25% of Florida flood claims come from low-risk zones. The right private flood policy is often cheaper than NFIP with better limits.
